• 2.5 million sq. ft. asset, with a 60,000 sq. ft. commercial redevelopment.

• 24’ height x 10’ wide, state-of-the-art, curved glass façade replaced a storefront system, increasing the interior square footage of the ground floor lobby by 20,000 sq. ft.

• Remediated the many circulation challenges throughout the building.

• Economic success achieved by leveraging redevelopment to drive momentous amount of leasing, approximately 1.5 million sq. ft. from 2016 – 2019.

• Occupancy increased from 80% to 96%. Market rents increased by approximately 20%.

• Construction achieved through refined logistics and phasing all while 6,000 occupants entered and used the building.

• Total project cost: $75 million.
