Creating Success with Pre-Development

Successful teams don’t just happen. They’re formed through a deliberate, strategic pre-development process, a critical stage that sets the project up for success. It establishes baseline goals for budget, quality, and time, mitigating risk to keep the team on track in the long run. Communication is key: it creates buy-in from the team, allowing for collaboration across all disciplines. This holistic approach from day one builds team trust and makes filling in gaps in each other's expertise effortless.

Challenges like cost overruns and schedule delays can be identified and addressed before construction begins. A unified team working from mutual baseline goals with clear communication routines builds in the appropriate buffers to account for the unknowns that arise in the field.

At the Carole Robertson Center for Learning, PDCC put these principles into action. The process started with a visioning session with internal key stakeholders to establish the project's baseline priorities and goals. We facilitated conversation around schedule and budget to set realistic milestones. Community and WMBE involvement were prioritized to drive diversity and inclusion in our selection for design and contractor teams.

Most importantly, we followed through on our commitments, building trust with our team. Through a complex Architect RFP process, a major milestone is complete, with the design team choice following close behind. Our team meets weekly to track progress against the milestone schedule and communicate transparently about the project goals. Through emphasizing pre-development, the project is set up for success, ensuring it meets our client’s vision.
